Ocwen Loan Servicing, the seller of VA properties, has taken the position that offers to purchase VA properties are NOT contingent on a home inspection.  Ocwen has also taken the position that SELLER’S attorney’s fees are to be paid by the PURCHASER.  These fees are over and above normal closing costs – fees paid to an outside attorney (typically in Birmingham) to coordinate closing efforts and prepare the seller’s deed.  These fees can amount to several hundred dollars.

Similarly, in most cases the home inspection of HUD houses is not a basis for cancelling the contract.   If you hire your own attorney to close the sale, you also may be billed for both HUD’s attorney fees and your attorney fees.
